Below is a list of 2026 holidays affecting CHFA Home Finance operations. When CHFA is closed, lenders will be able to submit documents; however, loan locks, document processing, file check-ins and reviews, and all other CHFA Home Finance operations will not be available.
Do you want to learn more about the federal Recapture Tax that your CHFA FirstStep and CHFA FirstGeneration borrowers may be subject to? Do you know that CHFA offers reimbursement if the borrowers are required to pay recapture tax?
Effective for new locks made on or after January 5, 2026, use the lower of $832,750 or the applicable program loan limit determined by FHA, VA, USDA-RD, Fannie Mae, or Freddie Mac®, plus financed MI, MIP, VA Funding Fee, USDA-RD Guarantee Fee, or 203(k) rehab funds (subject to applicable insurer, guarantor, or investor guidelines).
For any loan closed in 2025 and purchased by CHFA after January 28, 2026, Participating Lenders are responsible at a minimum for the payment of the first half of required prior year’s property taxes and all previous years’ taxes.

The Transfer of Servicer (TOS)/Transfer of Beneficiary (TOB) must be completed within the MERS system within five days of CHFA’s loan purchase. During a recent audit on the MERS TOS, it was found that loans are not being transferred timely.
